What is a "Buyer's Agent" and why would I want to use one?

When working as a Buyer's Agent, I represent ONLY the buyer's interest. That means that I will negotiate your best possible situation with regards to finances and dates, as I work only for you. As your Buyer's Agent, I will provide you with an unbiased opinion as to price and value of a property. The Listing Agent represents the seller and cannot ethically advise you if a property is overpriced.

When you are interested in a particular property, I will act as your Buyer's Agent to provide you with:

  1. historical data for the area - what has sold recently and for what price
  2. information about other comparable listings - what else is in the market in your preferred area
  3. AND, best of all, an unbiased evaluation of those properties in comparison to the property you are considering

A good Buyer's Agent means a well informed Buyer.

How does the Buyer's Agent get paid?

In most cases, the Seller pays the commission to both Agents... the Listing Agent and the Buyer's Agent. As your Buyer's Agent my services will cost you nothing.

Can I work with as many Buyer's Agents as I want?

While a non-exclusive relationship between Buyer and Agent is possible, it may not be in your best interest. Buyer's Agents make a significant investment in time and energy in preparing portfolios for a Buyer's consideration as well as evaluations and home visits. The Buyer's Agent commits to you as you commit to them. We can discuss whether you want to retain me as your Buyer's Agent, the specifics of an exclusive Buyer's Agent relationship, and whether you prefer working with me on an exclusive or non-exclusive basis.

What's Dual Agency?

In BC, Dual Agency is really "Limited Dual Agency". Dual Agency occurs when the real estate agent (or TWO real estate agents working for the same Brokerage) represents both buyer and seller in the same transaction. Since the agent has promised confidentiality, loyalty and full disclosure to both parties simultaneously, it is necessary to limit what can be disclosed. Both parties must consent to Dual Agency and the Agent/Buyer relationship in this situation is one of impartiality.

Why do I care about Dual Agency?

When both the buyer and the seller consent to Dual Agency the Buyers Agent's original promise of full disclosure, loyalty and confidentiaility is then limited.... Call me, we can discuss.

What does it all mean?

It means that there are a huge number of decisions to be made regarding: financing, legal issues, aesthetics, locations, municipal easements, titles, insurance, appraisals, ethics, and fiduciary duties.
