8 Rules for Selling

  1. Select a RealtorTM

Ask for a Comparative Market Analysis. Ensure that you are comfortable with and understand the analysis. This will ensure that you and your RealtorTM are on the same page regarding your home. Ensure that you feel comfortable with the RealtorTM. You'll be spending time together and that will be a lot more pleasant if you like and trust the person.
  2. Marketing Plan

Your RealtorTM should have a marketing plan for your property. Ensure that you are listed on the Multiple Listing Service. Some listing agreements may mean that your property isn't listed on the MLS. Guess where most buyers look? The MLS. An effective marketing plan will also indicate which media will best advertise your property: for example print ads, Craigslist, flyers, your Realtor's website listing & extensive photo gallery.
  3. Pick the Price

Your price should be based on the current market, not on last year's figures or what your neighbour got for his property. It is imperative that your price be based on a reliable market analysis and on the special features of your specific property. Pricing is also affected by how quickly you want your property to sell. A good RealtorTM can help you strike the balance between Time and Money.
  4. Declutter

Declutter… declutter… declutter… Buyers want to see themselves in your space. Decluttering makes a space feel bigger and allows potential buyers to to imagine their pictures on the mantle and their furniture in the living room. So, as much as it may feel uncomfortable, try to remove as much stuff as possible.
You're going to be moving soon so throw out, sell or donate what you don't want now. Why pay someone to move it? If you can't part with something, perhaps short term storage is the solution.
  5. Clean

Yup… all of it… This is a "mother in law" coming over kind of clean. Bathrooms, kitchens and floors… such an easy thing to make such a big impression. Ensure that there are no burnt out light bulbs, closet doors off their tracks or missing or chipped paint. A little bit of fixing up can go along a way. Maximize the value of your home and be prepared for the buyers to come. Don't forget the yard!
  6. Stage your Home

Staging is the art of preparing a home for resale by arranging furniture and decor to enhance the positive features and the curb-appeal of the home. A staging professional can actually increase the value of your home. Staging also involves neutralizing your home to make it attractive to a wider pool of buyers. 7. Fido

I love dogs! I have dogs! But some people do not and can be allergic to or scared of your family pet. Be prepared to find a place for Fido even if it's taking him for a walk or having him stay at a friend's during a buyer visit.
  8. Relax

You are working with someone you trust who will be honest with you and keep you informed. You've priced your spotless, well staged, clutterless home perfectly and the marketing plan is being executed. Fido is having a lovely time at the Mother in Laws… and the buyers will call. They always do when you've followed the top 8 rules for selling your home!
